      Don’t wait until April or Spring to sell your home. It is one of the most over rated pieces of advice you can receive from anywhere. I hear all over from other real estate agents, friends, family that spring is the normal and reliable time to list your home. And yes it feels SAFE and the norm when everyone else is listing as well. But when you list Outside of “Peak Season” there are fewer homes, especially right now in this market, this year. Right now the buyers are serious and motivated to get into a home. That works perfect for the seller if their home is - Prepared/Priced - with intention to Sell. Waiting for Spring will not fix if you are trying to overprice your home or just slap it on the market. It won’t help with a cluttered non ready home for pictures and will not suddenly create a qualified bidding war among buyers. What does happen in Spring is more competition, more home listings, more noise with listing agents, and more pressure and harder to stand out in the crowded market. If you are looking to list your home - Preparation and Pricing right are going to be the Key to really selling your home. The Calendar will actually help you sell your home and timing is everything. I believe listing when the market pool is low in listing will help you stand out in the Market. So this is the time to list, and you are ready to either list or prep your home to list.       I’ve been deep in the middle of chemo treatments for colon cancer. It’s been tough. Honestly, I’ve needed some time away from constant communication to process everything—physically, mentally, emotionally. So if I haven’t responded in a few weeks, just know I’m still here, still fighting, just taking the time I need.But here’s the thing: life doesn’t stop—and neither do I.Even in the middle of chemo, I’m still out here helping my clients, because real estate isn’t just a job to me—it’s my passion and purpose.Yes, I had a client ghost me. That’s part of the business. You can’t take it personally. You just keep moving forward, keep showing up.And today? I’m celebrating. • New buyers from California are about to go under contract for a new build in Vancouver, WA—so stoked to help them make this move. • I’ve got three new listings coming up (just added a third one while filming this), and four current listings I’m hustling to get sold. • Oh—and I’m helping a client with a multifamily duplex deal too.All while navigating chemo. All while being a dad.Ariel has her horse tournament this weekend. Wyatt’s crushing it in soccer and has tryouts for TC United coming up. These moments are everything.Thank you to all my family, friends, and supporters. The love means more than you know.This post is raw. It’s not polished.
