  • The Impact of Operational Excellence on a Property Management Team With Jess Calvert
    Oct 27 2026
Great property management businesses aren't built on systems alone. They're built on clear processes, strong leadership and teams that feel supported to do their best work. I've experienced firsthand how challenging operations can become when processes aren't consistent, knowledge sits with individuals and every change feels like starting from scratch. Joining me for this conversation is Jess Calvert, an award-winning property management operations leader at Harcourts Solutions. Together, we explore what operational excellence really looks like, why collaboration matters just as much as efficiency, and how creating structure can give your team more confidence, consistency and room to grow. One of the things I particularly loved about our conversation was Jess's approach to making continuous improvement part of everyday business. From weekly team wish lists that generate at least 150 improvements a year to daily huddles that keep everyone connected, she shares practical ways to build a culture where people feel heard and genuinely invested in the business. We also unpack the realities of managing change, introducing new technology and creating consistent workflows without losing the personal relationships that make property management so valuable. Because when your people understand the purpose behind a change and have a voice in shaping it, the results can extend well beyond operational efficiency. What really stood out to me was the connection between better operations, happier teams and stronger client relationships. Jess shares how rethinking something as fundamental as the lease renewal process helped strengthen investor trust, improve communication and create opportunities for sustainable growth. We also discuss where smaller agencies can begin when they don't have a dedicated operations manager or the resources to overhaul everything at once. My biggest takeaway is that operational excellence isn't about doing more or having the most sophisticated systems. It's about being intentional with how your business operates, empowering your people and creating an experience that makes clients want to stay.“Everything that we do is intentional here. Every single thing, every meeting, every business plan, every process, every phone call. It's all intentional.” - Jess CalvertWe cover:Building efficient, consistent operations in a property management businessCreating shared processes, checklists and project workflowsEncouraging staff input and continuous improvement through weekly suggestionsUsing daily team huddles to coordinate work and support colleaguesChoosing and developing people for operations rolesManaging change collaboratively, including software transitionsImproving client experience by designing processes around desired outcomesMeasuring the effects of operational improvements on staff retention, business growth and customer satisfactionPrioritising high-impact processes, such as lease renewals, when resources are limitedCommunicating with clients and teams during periods of change, and allowing time to adaptA big shout-out to our amazing podcast partner Ailo. • "Nothing Can Be Done" Is Wrong: What Every Family Needs to Know About Dementia with Amanda Burnby
    Oct 20 2026
As property management professionals, we spend so much of our time looking after others, but what happens when the people closest to us need that same level of care? Balancing a demanding career, family responsibilities and ageing parents can be incredibly overwhelming, especially when dementia becomes part of the picture. I’m joined by Amanda, a neurological physiotherapist and dementia consultant, who shares a refreshingly practical and compassionate approach to navigating dementia. This conversation is particularly close to my heart, having experienced the challenges of supporting my own mum through serious health issues while managing a business and raising a family. We explore what dementia actually looks like, how it differs from normal age-related forgetfulness, and why a diagnosis doesn't mean there's nothing more that can be done. Amanda shares practical ways to support brain health, from staying socially connected and physically active to cognitive stimulation therapy and maintaining independence. We also discuss the importance of understanding the healthcare system, accessing support early and having difficult conversations about future care, finances and decision-making before circumstances become overwhelming. What really stayed with me was the importance of looking after the people doing the caring. It's something I know many women in our industry can relate to, particularly when we're already juggling leadership responsibilities, demanding workloads and family life. Amanda reminds us that supporting someone with dementia isn't just about managing their condition. It's about protecting their dignity, giving them choices and making sure the people around them aren't running themselves into the ground. My hope is that this conversation gives you greater clarity, confidence and reassurance, whether you're navigating this personally or simply preparing for what life may bring.“The more you know about whatever's impacting your person or yourself, the more you empower yourself, the better you can move forward.” - Amanda BurnbyWe cover:The difference between normal age-related forgetfulness, mild cognitive impairment and dementiaAlzheimer’s disease as one type of dementia, and the challenges of diagnosisRecognising possible signs of dementia and seeking specialist assessmentSupporting brain health through social connection, exercise, sleep, hearing and vision care, and managing health conditionsCognitive stimulation therapy and choosing activities that build confidence and encourage participationFinding reliable information and practical support through healthcare and aged-care servicesPlanning ahead with powers of attorney, advance care directives and financial arrangementsMaking home and care arrangements thoughtfully, including introducing support earlyLooking after the wellbeing of family carers and spousesDementia resources, education and support for people living with dementia and their familiesA big shout-out to our amazing podcast partner Ailo. • Recruitment, Retention & Remote Work: The New Rules of Building a PM Team with Samantha Fisher
    Oct 13 2026
Recruiting and retaining great property managers has become one of the biggest challenges facing our industry. With increasing workloads, changing expectations and burnout continuing to drive experienced professionals away, I think it's time we rethink how we're building and supporting our teams. I’m joined by Samantha Fisher from Ray White, who brings nearly 20 years of property management experience and valuable insight into recruitment, retention and workplace culture. Together, we explore why traditional staffing models aren't always working and what business owners can do differently to create workplaces where people genuinely want to stay. One of the biggest takeaways from our conversation is the importance of recognising individual strengths rather than expecting every property manager to do everything. We unpack how more specialised roles, better onboarding, meaningful training and the right administrative support can help reduce pressure while improving performance. We also discuss the growing importance of flexibility, leadership and emotional intelligence, particularly when managing the expectations of both landlords and tenants. It's a reminder that retaining good people isn't simply about offering a higher salary, but about creating an environment where they feel understood, supported and able to do their best work. What I particularly loved about this conversation was the shift towards seeing property management as a long-term career with genuine opportunities for growth, leadership and even business ownership. We talk about looking beyond traditional recruitment pathways, investing in people with the right attitude and giving team members a clearer vision of their future in the industry. For business owners and property management leaders, there's plenty to reflect on here about how we recruit, develop and retain talent. Because ultimately, building a successful property management business starts with building a team that has the support, confidence and opportunity to grow alongside it.“Just always keep learning. Even if you think you know something, keep learning a bit more and say yes to opportunities.” - Samantha FisherWe cover:Recruitment challenges and the shrinking pool of property managersCauses of burnout, high workloads and staff turnoverImproving onboarding, training and support for new employeesMatching roles and specialised tasks to employees’ strengthsUsing psychometric testing to understand candidates and team fitWorkplace flexibility, including remote work and flexible hoursRetention through supportive leadership, workplace culture and career pathwaysRecruiting beyond the property industry, including candidates from hospitality and retailEmotional intelligence and understanding the needs of landlords and tenantsOngoing learning and embracing new opportunitiesA big shout-out to our amazing podcast partner Ailo.
