  • Surviving Mortgage Winter: Part 1
    Nov 5 2026

Rates jump, headlines scream, and buyers suddenly act like homeownership is optional. We sit down and get brutally practical about what mortgage professionals do when the MBA outlook says purchase activity may dip and mortgage rates could hang in the sevens for years. The market feels slower, yet we’re still taking calls and still writing pre-approvals, which means demand is not gone. The problem is conversion, confidence, and how fast the ground moved under people’s feet.

We dig into the “demand bubble” and why quick rate moves trigger a hot-stove reaction even when life keeps pushing people toward buying. Then we shift from theory to tactics: smarter mortgage insurance conversations (including single premium MI), using seller concessions to reduce cash-to-close or monthly payment, and when a temporary buydown is a legitimate budgeting bridge rather than a gimmick. We also talk through escrow decisions, how to frame affordability without getting trapped in rate obsession, and why “we’ll refi you later” is not a business plan.

From there, we zoom out to survival and growth: keeping 12 months of living expenses liquid, humbling yourself enough to learn new product lanes (FHA, non-QM, DSCR, niche properties), and deciding whether your message is just reporting the temperature or actually changing it. If you’re a loan originator, lender, or real estate partner trying to stay sharp in a high-rate mortgage market, this one is built for the fight. Subscribe, share this with a teammate, and leave a review with your biggest challenge right now.

  • Stop Getting Rate Shopped
    Oct 29 2026

Borrowers can shop rates in minutes, so why are some loan officers still winning without racing to the bottom? We get real about the commoditization of the mortgage loan officer and lender, and we call out the three forces driving it: the standardized Loan Estimate and industry “shop to save” messaging, technology that flattens everything into numbers, and the most overlooked culprit, our own habits.

We unpack what happens when we train clients to treat us like a quote machine, especially when high producers start matching every competitor and cutting comp “just to win.” Then we shift to what actually works in the field: speed-to-lead, clear options for a video chat, and why leading with an online application link can make you indistinguishable from every other URL. The goal is simple: create real connection early so trust shows up before the rate conversation even begins.

From there, we get tactical on quoting and conversion. We talk about asking the underused question, “What part of this process gives you the most anxiety?” and using that answer to tailor scenarios, explain points, time horizons, and the real trade-offs borrowers care about. We also connect the dots to today’s higher rate environment, uncertain forecasts, and why tough markets can be the fastest path to becoming a better originator if you lean into follow-up and craft.

If you found this helpful, subscribe so you don’t miss what’s next, share it with a mortgage pro who keeps getting shopped, and leave a review to help more LOs find the show.

  • When Mortgages Become A Commodity
    Oct 22 2026

Borrowers aren’t waking up thinking, “How do I commoditize my loan officer?” But when mortgage rates feel painfully high, the natural reaction is to shop, compare, and chase the lowest number. We talk through why that totally normal behavior can still create a dangerous outcome for mortgage professionals: clients stop seeing any meaningful difference between lenders, and the whole relationship collapses into a rate quote and a Loan Estimate that looks identical everywhere.

We also get into how AI is changing the game. It’s never been easier for someone to collect three quotes, upload them into an AI tool, and ask it to pick the “best” option. Add in the way our industry standardizes disclosures, and it’s easy to see how originators get boxed into competing on price, even when they’re delivering real guidance, real speed, and real risk management behind the scenes.

Then we bring it down to the real world: the Friday-after-5 p.m. call, the weekend scramble for pre-approval, updated letters, tight contingencies, and the behind-the-curtain work that helps a buyer win a home. We talk about why local lender reputation matters to listing agents, why “just match it” can backfire, and what a true advisor provides that never shows up on a loan estimate: accessibility, strategy, experience with complex files, and the trust-building “vibes” that keep deals together.

If you’re seeing more rate shopping and more last-minute switching, hit play, share this with a loan officer or agent who needs it, and leave us a review so more mortgage pros can find the Ground Game Podcast.

  • Mortgage Rates Decoded with Matthew Graham
    Oct 15 2026

Mortgage rates do not move on vibes, even when it feels that way. We sit down with Matthew Graham of MBS Live to sort the signal from the noise and explain why the bond market can shrug off some scary headlines yet react violently to a single strong data print. We talk through the biggest narratives competing for control of Treasury yields and MBS pricing: inflation, war-driven energy costs, deficit concerns, and why the deficit “number” matters less than the path investors expect from here.

We also challenge the way most of us are trained to watch the Federal Reserve. The Fed has one main hammer, the policy rate, and it can only swing within the boundaries the economy gives it. That leads to one of the most useful mindset shifts for originators and mortgage professionals: stop treating Fed talk like magic and start tracking the economic backdrop that forces the Fed’s hand. When growth stays resilient, bonds struggle, and mortgage rates can stay higher for longer even if the story on TV sounds bearish.

Then we go deeper into what is happening beneath the surface: a K-shaped economy, record stock prices fueled by the AI trade, and the overlooked rate consequence of that boom, massive corporate debt issuance to fund the AI build-out. We break down how corporate bonds price off Treasuries, how hedging flows can add pressure to yields, what foreign Treasury demand is doing, and why CPI, PPI, and the jobs report can still reset everything in minutes.

If you want a clearer framework for mortgage rate outlook, Treasury market moves, and what to watch next, hit play, subscribe, and share this with a teammate. After you listen, what do you think matters most right now: inflation, growth, or bond supply?

  • Buying Still Makes Sense
    Oct 8 2026

7% mortgage rates are back, and buyers are stuck between two loud narratives: “prices are about to drop” and “you’ll miss out if you wait.” We cut through the noise with a framework we actually use in the real world, starting with the part no chart can answer for you: what’s happening in your life, how long you plan to stay put, and what you need your home to do for your family and finances.

Then we get specific about why the housing market is behaving in two totally different ways. New construction is a business with inventory costs, which is why builders respond to slower demand with price cuts, incentives, and mortgage rate buydowns. Existing home sales are different. Most homeowners aren’t motivated sellers, many have tons of equity, and a huge number are sitting on fixed rates in the twos and threes. That “locked-in mortgage rate” reality changes supply, bargaining power, and why more listings don’t automatically translate into cheaper existing homes.

We also dig into the hidden risk behind builder specials. A teaser rate and upgrades can look like a win, but if you’re buying in a developing subdivision with more phases coming, you have to ask if you’re purchasing an appreciating asset or a depreciating one. We share why months of supply matters, what recent FHFA and NAR home price data implies, how market behavior varies by region, and why rising HELOC usage hints at broader consumer pressure.

If you find this helpful, subscribe, share the show with a mortgage pro or home buyer, and leave a review so more people can find the conversation.

  • Scaling a Business: Part 2
    Oct 1 2026

Loan volume is easy to celebrate. Profit is harder to protect. We get into the uncomfortable truth that scaling a mortgage business can actually cost you money if your margins, product mix, and staffing model do not evolve with the growth. Along the way, we unpack a jaw dropping benchmark many leaders ignore: the industry wide cost to manufacture a loan can run north of $13,000, and that one number changes how you think about pricing, concessions, and “busy” seasons.

We also talk about what scalability really looks like on the ground, from knowing when the old systems stop working to making the tough call to slow down, reset, and then grow more purposefully. Hiring comes up in a big way: when you keep debating whether someone fits a role, you probably already know the answer. Our goal is to help you make better leadership decisions while still treating people with respect and giving them the chance to thrive in the right seat.

Then we turn to AI in mortgage lending and what it means for loan officers and loan officer assistants. AI can take over the keystroking and data aggregation, even helping convert a verbal conversation into a clean 1003, so you can stay focused on the client experience and problem solving. That does not eliminate great team members, but it does change the job, pushing LOAs toward business development support and deeper relationship work.

If you got value from this, subscribe, share the show with another mortgage professional, and leave a review so more people can find Ground Game. What part of your business needs to evolve first?

  • Scaling a Business: Part 1
    Sep 24 2026

Going from a handful of people in a basement to a mortgage business trending toward $1.6B in annual volume sounds like a straight line up. It isn’t. Brian Lovell and Mark Mylam share what scaling really feels like when you’re building in real time: the early scrappiness, the awkward role changes, the new problems that show up at every stage, and the hard decisions you can’t delegate away as an owner.

We dig into the unglamorous mechanics of mortgage company growth, including why “doers” often struggle when the company needs “delegators,” and how that shift forces honest conversations about strengths, roles, and leadership. Mark breaks down the startup reality of capital markets and operations: warehouse lines, investor relationships, vendor onboarding, and the challenge of recruiting talent before you have Fannie Mae and Freddie Mac approvals in place. If you’ve ever wondered why the first yes is so hard and why momentum suddenly builds after that, this conversation puts language to it.

We also talk about the cost of scaling a mortgage lender the part nobody brags about. Reinvesting profits, hiring lean, paying for benefits, building technology, and even eating the cost of a bad platform decision when you move too fast. Most importantly, we challenge the idea that bigger volume is always the right goal. We share the mission we use to stay grounded: better the lives of clients, referral partners, and employees, and let money remain a byproduct of doing the core work well.

If you’re building a mortgage team, leading ops, or trying to scale production without losing your culture, hit play. Subscribe, share with a teammate, and leave a review with the one growth decision you’re wrestling with right now.

  • When Affordability Breaks What Still Moves
    Sep 17 2026

Mortgage rates didn’t just drift higher, they snapped back with force, and a lot of buyers and originators felt it overnight. We unpack the late-summer bond sell-off, why mortgage pricing is worse than it was just weeks ago, and how the 10-year Treasury, MBS performance, and spreads combine to shape what your clients actually see when they lock. If you’ve been looking for a clean way to explain these moves without getting lost in jargon, we lay out the chain reaction in plain language.

From there we zoom out to the bigger drivers: the Fed’s next decision, the debate over a 25 basis point hike versus 50, and why markets may be craving a stronger signal on inflation and price stability. We also dig into the uncomfortable reality that affordability pain is not evenly shared. Entry-level buyers are getting squeezed hardest, while higher-end activity can stay surprisingly resilient, widening the gap across the housing market.

Then we tackle the wild card that keeps showing up in inflation expectations: oil. We walk through what the strategic petroleum reserve is, why ongoing drawdowns matter, and how energy shocks can feed inflation, pressure bonds, and ultimately keep mortgage rates elevated. Finally, we get tactical for lenders and loan officers: protecting your budget, using marketing dollars wisely, going after market share, recruiting the right people, retaining your own team, and sharpening your process when volume slows.

If this helped you make sense of the market and what to do next, subscribe, share it with a mortgage pro who needs it, and leave us a review. What part of the market are you watching most right now?
