In this episode, Matt Paxton (Clutter Cleaner, Filthy Fortunes) shares a simple, repeatable plan to downsize without crushing the family. Matt’s first step is clarity: pick where you’re going and set the deadline. Then make a “legacy list” of five items, the pieces that hold the stories you want to keep. After that, choose your real must-haves based on space, not guilt (sometimes buying new costs less than moving old).
      From there, it’s the hard part: the other 95% of the house. Matt walks through fast ways to check value (Google Lens, eBay sold listings), where items sell best (local vs online), and why “family heirlooms” like dining room sets and china often have zero market now. He also shares practical tactics for pre-sorting photos and paper, plus what to do if a loved one keeps collecting in a smaller senior living apartment.
