  • Post-Legislation Reality Check: What Property Managers Need to Know w/ Paul Rich, Chris Bishop and Kristin Gandolfo
    Mar 19 2026
When it's not a legislative year, it's tempting to exhale a little. To tell ourselves we can go back to "just managing doors". But here's the uncomfortable truth: the most important shifts don't always happen when everyone's watching. Over the last few years, we've seen how quickly the ground can move. One proposal catches traction, and suddenly the rules feel different. And by the time most managers are reacting, the conversation has already been happening for months. That's why advocacy isn't something we dust off every other year. If we're not in the room, or at least aware of what's being discussed, we're trusting someone else to define how we operate. In this episode, we're joined by Chair of the Nevada Realtors Property Management Committee, Paul Rich, alongside Legislative Committee Chair Chris Bishop and Property Management Committee Vice Chair Kristin Gandolfo. Together, we unpack what's happening beneath the surface right now, why this "quiet season" may be more important than it looks, and what every property manager should be thinking about right now. Things You'll Learn In This Episode The laws that affect you often start with a single complaint Many legislative proposals start because someone told a legislator, "I have a problem." What happens when we don't offer context before that complaint becomes a bill? Advocacy isn't just for legislative years How do we stop treating advocacy as an event and start seeing it as an ongoing process? Being uninformed isn't neutral; it's risky If understanding landlord-tenant law is part of our professional duty, what systems do we have in place to stay ahead of changes? You don't have to testify to make an impact Many professionals assume their voice won't matter. What could shift if more of us adopted a "see something, say something" mindset? Guest Bios Paul Rich is a seasoned real estate professional and the Chair of the Nevada REALTORS® Property Management Committee, blending industry leadership with hands-on experience in brokerage, property management, and client service. He currently serves as a Broker-Salesperson with THE Brokerage in Henderson, NV, where he works directly with buyers, sellers, investors, and landlords. Before stepping into committee leadership, Paul built his career on a foundation of education and service, transitioning from nearly two decades in education to real estate after recognizing the impact a dedicated agent can have on someone's most important financial decisions. Today, he brings that same commitment to clarity, communication, and professional excellence to every transaction and every conversation about how policy and practice intersect in property management. In his committee role, Paul helps guide conversation and advocacy on issues that affect rental owners and managers across Nevada, championing professional standards and real-world perspectives on regulation and best practices. Outside of his professional life, he's also known as a family man who brings patience, empathy, and practical problem-solving to both his work and his community. If you have any questions or thoughts, send an email to pm@paulrich.realtor. Christopher Bishop is a seasoned real estate professional with over two decades of industry experience. He currently serves as the General Manager at Signature Real Estate Group, where he leads a top-performing team of agents and brokers, helping them achieve exceptional results in the competitive Las Vegas market. Chris also currently serves as Vice Chair of the Nevada REALTORS® Legislative Committee. • The Strategy That Works With Or Without Lower Rates w/ Trey Salinas
    Feb 19 2026
Over the last five years, real estate has changed at a pace most of us have never seen before. Interest rates have climbed and shifted buyer and seller behavior. Transactions have slowed, and consumers are more informed and have higher expectations of the agents they hire. We're also seeing an endless stream of new software, automation, AI tools, marketing systems, and lead-generation platforms. A lot may have changed in the business, but what it takes to build a durable career has remained the same. The agents who are still growing are focused on relationships, not chasing down every new lead. What does 2026 promise for agents, teams, and brokerages who are focusing on the right things? How do we build businesses that can weather any market cycle? In this episode, we're joined by senior real estate operator and growth strategist Trey Salinas. He shares why relational equity beats lead volume, what sustainable growth actually looks like, and how technology should support human connection instead of replacing it. Things You'll Learn In This Episode Relationships are still the ultimate growth strategy Many agents chase internet leads and new platforms, but the highest performers win by going deeper with the people already in their world. What should leaders be measuring instead of just numbers? • What's Up Wednesday: Small Dog Park, Big Community Impact for NVR® w/ Sarah Scattini and Sam Olson
    Jan 21 2026

A neglected half-acre lot in Northwest Reno was quietly turned into something the neighborhood didn't realize it was missing.

Now, people can bring their dogs, let them run safely, and use a space that has been sitting unused for years.

This didn't happen because of a massive budget or a long-term master plan. It happened because the association saw a practical problem up close and chose to get involved in a way that was collaborative.

The work respected the surrounding community, partnered with both the city and the school district, and made use of resources most people don't even realize are available.

In this episode, Nevada REALTORS® 2026 President, Sarah Scattini, and real estate leader, Sam Olson, talk about how the project came together and how it will impact the community.

We've been tracking these bills closely, advocating for fair housing policy while making sure the voices of Realtors and homeowners are heard.

How do restrictions on landlords make housing more expensive? Which bill amendments have we advocated for?
