    When it's not a legislative year, it's tempting to exhale a little. To tell ourselves we can go back to "just managing doors". But here's the uncomfortable truth: the most important shifts don't always happen when everyone's watching. Over the last few years, we've seen how quickly the ground can move. One proposal catches traction, and suddenly the rules feel different. And by the time most managers are reacting, the conversation has already been happening for months. That's why advocacy isn't something we dust off every other year. If we're not in the room, or at least aware of what's being discussed, we're trusting someone else to define how we operate. In this episode, we're joined by Chair of the Nevada Realtors Property Management Committee, Paul Rich, alongside Legislative Committee Chair Chris Bishop and Property Management Committee Vice Chair Kristin Gandolfo. Together, we unpack what's happening beneath the surface right now, why this "quiet season" may be more important than it looks, and what every property manager should be thinking about right now. Guest Bios Paul Rich is a seasoned real estate professional and the Chair of the Nevada REALTORS® Property Management Committee, blending industry leadership with hands-on experience in brokerage, property management, and client service. He currently serves as a Broker-Salesperson with THE Brokerage in Henderson, NV, where he works directly with buyers, sellers, investors, and landlords. Before stepping into committee leadership, Paul built his career on a foundation of education and service, transitioning from nearly two decades in education to real estate after recognizing the impact a dedicated agent can have on someone's most important financial decisions. Today, he brings that same commitment to clarity, communication, and professional excellence to every transaction and every conversation about how policy and practice intersect in property management. In his committee role, Paul helps guide conversation and advocacy on issues that affect rental owners and managers across Nevada, championing professional standards and real-world perspectives on regulation and best practices. Outside of his professional life, he's also known as a family man who brings patience, empathy, and practical problem-solving to both his work and his community.
