Hosts: Michael Hayes, Digital Marketing Strategist & Rachel Thornton, Website User Experience Consultant
In this episode of Cara Conde’s Podcast, digital marketing strategist Michael Hayes and website user experience consultant Rachel Thornton do a deep dive into Cara’s latest buyer brief:
October 2026 Central Indiana Luxury Market: What I’d Tell a Buyer This Week
The line that runs the episode is the line that runs the post: the Indianapolis headline is a blended number. It mixes a west-side ranch, a downtown condo that has been sitting, and a gated Carmel house on two acres. If you are buying luxury in Carmel, Zionsville, Geist, or Fishers, that blend is not your market.
On Cara’s pull dated September 30, 2026, there are 39 active listings at $1 million and up. That is the shelf she actually works. Not the metro median. Not last spring. Not a national chart.
Michael reads the post as a marketer: why “what I’d tell a buyer this week” beats another monthly stats dump; why 39 is a better proof point than a percentage; and why naming her own listing — 5317 E 126th Street in Carmel — as the $2.6M example is positioning, not a brochure. Rachel reads it as a user-experience problem: three buyer bands instead of one city slogan, a clock chart that does not punish a luxury estate for failing to sell like a $575k resale, and a close that asks for an address rather than “book a tour.”
In this episode:
- Why the metro median and the Carmel luxury number cannot share a sentence
- What “39 at a million and up” does on the page that inventory-up-18% cannot
- The three briefs — under $800k, $1.0M–$1.8M, and $2M+ — and who each one is for
- How 5317 E 126th is used as a category example without talking the listing down: two acres, gated drive, Carmel Clay, a different buyer pool, a different clock
- What extra inventory is good for, and what it is not a license to do
- The five things Cara would not do this week, including touring without a written buyer agreement and calling the yard sign
- How the post points relocators to the band first — Indiana and Sarasota in one relationship
This is not a pile-on against a $2.6M Carmel estate. Michael and Rachel keep Cara’s line intact: luxury at this level does not clear on the same clock as a mid-Carmel resale. That is the category working correctly.
