He appreciates REITs for their requirement to distribute at least 90% of income as dividends, providing a steady income stream, and their low barrier to entry, with many shares priced under $100. Jermaine values the ease of investing in REITs, as they eliminate the responsibilities of managing properties. While he still aims to own investment property in the future, he recognizes that it requires substantial capital and hopes to find a good opportunity down the line.
