This is an old book (1993)
I feel little deceived I thought this was a new book. It's an alright book with some useful tips and advice but I feel like it's only worth about half of its price.

solid concepts, decent 'how do i do this' steps
Would you recommend this audiobook to a friend? If so, why?
maybe, but only after i give this disclaimer:
it contains solid concepts with a conservative approach and decent amount of 'specifically how do i do this' instruction. but:
- the book is frequently referencing a CD that contains valuable calculation templates, which you don't get with the audio book.
- it also references stuff to purchase on their website that is no longer available
- their website and its content are outdated, leading me to believe this book was a get-rich-quick thing for them. that they made their money and are now gone.
- not only are the chapters not labeled, but each one starts with an long story, making it very difficult to go back and review chapters you want to re-listen to.
Would you be willing to try another book from Roger Dawson and Mike Summey ? Why or why not?
yes. but only if there were more details surrounding financing and if their content was updated. i'm not sure that all of the principles mentioned in this book are relevant to 2015.

Outdated but still some good info.
Probably ok info back in the 1980s but times have changed. Many references to Carlton Sheets' course which I bought 25 years ago. There were some decent sections on negotiating but other than that I could have invested my time more wisely.

Lots of good information
The book has lots of good information, but does not go into great detail about some of the steps, like how or where to get information like cost of rent per square ft or vacancy rates of your area. it's a good place to start. I still have many questions.

Inch by inch is a cinch
I currently have 2 investment properties and this book really helped me to analyze the mistakes I made and going forward what I need to do. Lastly it gives you a wealth of knowledge on negotiating, I just finished another deal and I thought dang it I wish I had this book a wk earlier I would have gotten a lower price.

Great book learned a lot I already have 2 rental houses and have really learned some mistakes I have made in the past. Great info on structuring offers that I have not found in other books. This is a book I will definitely listen to many times.
