  • Something New for 2026 – The Raw Business Mastermind
    Feb 3 2026

After five years of running successful masterminds, mentoring, and consultancy programs, I've taken everything I've learned and created something brand new for 2026: The Raw Business Mastermind.

This isn't just another online program. It's a 12-month, all-female mastermind specifically designed for women running established property and property-related businesses who are ready to step back, get clear, and move forward with intention.

In this episode, I'm taking you through:

✱ Why I created this program and who it's for

✱ What makes it different (hint: spa retreats and real face-to-face connection)

✱ How it came about from spotting patterns with my clients

✱ Why female business owners need this kind of space right now

✱ What's actually included over the 12 months

If you've got big plans but you're stuck in the trenches, feeling overwhelmed, or craving proper connection with women who actually get it – this is for you.

The Raw Business Mastermind starts April 2026. Spaces are limited.

Nailing your working week structure. Protecting your time. Being brutally honest about your capacity. Getting real about social media and AI.

These are the things that'll actually make the difference.

Listen in and let's get this year started right.

  • What Does Your 2026 Look Like? A Vision Board Exercise
    Dec 22 2025

Around this time of year, lots of people type out their New Year’s goals on their phones, and then forget all about them by mid-January.

So this Christmas, during our final property & business mastermind of the year, we did something a little different. Involving canvases, pens, and paints. And one simple question: What does your 2026 look like?

What came out was really interesting.

Time. Getting more joy from business. Walking the dog with your partner without your phone. New babies. Adventures.

Because here's the thing: your work, your business needs to fund the life you actually want to live, not the other way around.

In this festive episode, I talk about what’s on my board (a giant clock, a love heart, and the reminder that bigger doesn't mean better), why this exercise actually worked, and why one member's simple drawing of a countryside walk might be the most powerful vision of all.

If you’re a bit bored with all the bog-standard goal-setting talk around this time of year, this exercise might pique your interest instead!

  • Why This Mum Ditched the Day Job for Property (Starting with an 8-bed HMO!)
    Dec 8 2025

In this episode of The Beespace Podcast, I sit down with Natasha Ware from NVUK Properties to talk about her journey into property development.

Natasha shares how she went from working towards chartered financial planner status to walking away from her career just 18 months into network marketing, before eventually finding her way to property.

We get into the reality of doing an 8-bed, 8-bathroom HMO as a first project (yes, really!), what it's like managing renovations with a toddler in tow, and why going all-in on interior design paid off with 70 applications and premium room rates.

Natasha doesn't hold back about the challenges either - from trades who turned up for an hour a day to planning applications that sat for months, and dealing with downvaluations on unencumbered properties.

As always, this is a real conversation about what it really takes to build a property portfolio as a mum, why ‘passive income’ isn't quite what Instagram makes it look like, and how finding the right mentor and community made all the difference.

If you're juggling family life and wondering whether property development is a possibility for you, this one's a must-listen!

Don't forget to follow Natasha's progress on Instagram too.

  • ADHD in Business – How to Work With Your Brain, Not Against It
    Nov 4 2025

Did you know entrepreneurs are 3-6 times more likely to have ADHD than the average person?

In this episode, I sit down with Alexandra Powell - architect, construction business owner, university lecturer, and mum.

Three years ago, she got her ADHD diagnosis at 37, and it changed everything.

    We talk about:

✖️ Why so many women go undiagnosed for decades (and how masking symptoms becomes second nature)

✖️ The grief of 'lost time' after getting diagnosed with ADHD later in life

✖️ How ADHD can be your biggest business asset - the vision, risk-taking, and creativity that drives growth

✖️ The flip side - distraction, dopamine chasing, and not finishing what you start

✖️ Systems that actually work: hiring finishers when you're a starter, protecting your energy, structure without rigidity

✖️ How hormones amplify ADHD traits (and planning your month around your cycle)

✖️ Why removing social media notifications and rethinking your digital exposure can help your ADHD

✖️ The importance of vulnerability with your team and surrounding yourself with the right support

Throughout the entire episode, Alexandra remains honest and open about the reality of having ADHD as a business owner: "It feels like a firework display is going off in my brain most of the time. And then at the other end of the scale, it can feel completely depleting."

But she's also clear about ADHD being a huge asset if leveraged in the right way. It's about working WITH your brain, not against it.

Whether you have ADHD, suspect you might, or work with someone who does, this conversation will hopefully give you practical tools and a completely different perspective.

  • Got a Business Idea But Don't Know Where to Start?
    Oct 16 2025

Got a cool business idea, but don't know where to begin with making it happen? This one's for you.

Whether it's a passion project, side business, or something completely different from what you're doing now - most people get stuck between the 'idea' and actually doing something about it.

In this episode, I'll be chatting a bit about the process of taking that business idea out of your head - without wasting money, time, or energy guessing if it'll work.

Honestly? You don't need perfect timing, to know the whole picture, or lots of money. You just need the drive to test the idea.

Strategy is strategy - whether it's property or products - research your customer, prove demand, then build.

If you've been sitting on a business idea for months (or years), I hope this gives you the little motivation boost you need to do it, or the reality check to forget about it once and for all!

  • Is Property Flipping Right for You? How to Know Your Numbers and Your End Buyer
    Sep 30 2025

After a decade of building an HMO portfolio in Nottingham, I made the decision to shift back to flipping properties over a year ago.

The goal? Creating capital chunks to pay off our residential mortgage (our version of financial freedom) while our existing portfolio works in the background.

Since then, people keep asking about my approach to flips - especially in the current market where developers are looking to diversify.

What I cover in today's episode:

    • Knowing your end buyer - Design for your specific customer so they have zero reasons not to buy
    • Knowing your numbers - Why you need 3-6 solid comparable sales
    • Rethinking profit margins - Why £40k in 3-4 months beats chasing 25% returns
    • Always have Plan B - What if you can't sell? Make sure it works as a buy-to-let
    • Balancing brand with commercial appeal - Incorporating design style without alienating buyers
    • Using private finance strategically - Why flips work brilliantly with investors

My most recent flip? Viewings booked within 5 minutes of listing. Sold within days at asking price.

Whether you're starting out in property development or you're thinking about diversifying an established portfolio, this episode should hopefully give you the framework for flips that actually sell fast!

  • Are You the Brand or Is the Business? How to Stop Confusing Your Audience (and Yourself)
    Sep 8 2025

Do you sometimes feel a bit confused about whether you should be the face of your business or stay behind the scenes? You're not alone. What even is a personal brand vs. a professional brand?

In my years of working with property developers and business owners, this brand identity question trips up a lot of people, leading to wishy-washy messaging and missed opportunities.

So in this solo episode, I break down the real difference between personal brands and business brands, and what might be the best approach for where you're heading.

    What I cover:

    • How to figure out which brand strategy fits your business

    • Why forcing the wrong approach leaves your audience confused (and you frustrated)

    • How to know if you're accidentally stuck in the messy middle ground

    • Real examples of when each approach works (and when it doesn't)

    • The hybrid model that lets you build something scalable while staying authentic

"If you create a beast, you're going to have to feed it. If you're not comfortable having your face out there, personal branding might not be for you."

So if you’re a coach trying to build authority, a service provider wanting to scale, or somewhere in between, wondering if you should step forward or step back, this episode will hopefully give you the clarity you need to move forward.

Because wishy-washy branding gets wishy-washy results – and you deserve better than that!
