  • Tasmania hotspot? What about lack of population growth?

    Tasmania had a massive growth run 2016-2022, so why are some investors buying now? New AFL stadium, new larger and faster Spirit of Tasmania ferries etc.

    Growth has occurred already in the last 6-12months, with yields compressing, now below 5%. A lot of investors and buyers agents hunting for properties.

    Devonport in particular has had a stellar growth of 16% in the last 12months at time of recording.

    When a selling agent asks for "best and final offer", what does that mean?

    In this episode, joined by doctor and mortgage broker Leon, we discuss Melbourne and regional Victoria market for 2026 and beyond.

    Some suburbs including Broadmeadows, Dallas, Frankston have gone up 10-20% in the last 12 months. Stay to the end where we discuss some controversial suburbs: Werribee, Melton.

    We also discuss the property purchasing process, from finance preapproval, to finding a property and then conveyancing, building pest through to settlement. Hot tip: check the special conditions on the contract of sale.

    Then we discuss scenarios when people are stuck with a couple of properties, and not sure how to progress.

    We discuss where value plays can be had- including Melbourne and Victoria such as Bendigo, Ballarat, Geelong. However one downside is the lower rental yields.

    Perth, Brisbane, and Darwin is still rising strongly.

    Supply and demand is important, with indicators such as days on market, vacancy rates, as well as building approvals.

  • Capital growth vs cashflow

    Will admit more recently I have been leaning more towards capital growth rather than cashflow, especially when earlier in investing journey/accumulation phase. One reason being, if working, any additional income will be taxed at your marginal tax rate, and for many doctors that's the highest tax bracket 47%.

    May make more sense in retirement to have focus on cashflow.

    Of course, cashflow management is still important- do not want too negatively geared properties to the point that you can't hold them.

    In this episode with BA Richard, we discuss some cashflow strategies- granny flat, duplex, unit blocks, NDIS, rooming homes.
    Also, we talk about some common sayings "Cashflow keeps you in the game but capital growth gets you out of the rat race"
