You can smell something “off,” spot a stain, or feel symptoms you can’t explain, and still have no idea whether you’re about to hire the right help or the wrong kind of expensive. We walk through a simple safeguard that most property owners skip: verifying mold licensing before anyone inspects your home, writes a remediation plan, or starts tearing out materials.

I’m joined by DCG Environmental CEO Shelley Hines and co-host Julie Schwenzer to explain how Texas handles mold licensing through the Texas Department of Licensing and Regulation (TDLR). We talk step-by-step through searching the TDLR license database by person or by company, what you can learn from the listing, and why a status that appears “expired” does not always mean someone is unqualified. You’ll also hear what a reputable contractor should provide if their renewal is still processing, plus how insurance and documentation fit into the licensing picture.

From there, we zoom out to the bigger consumer protection issues. Texas uses a two-party approach where a licensed mold consultant identifies the problem and writes the protocol, then a separate mold remediator does the work, which helps prevent inflated scopes and unnecessary demolition. We also break down real-world mold remediation costs, including the often-forgotten “put back” work, and why paperwork like a CMDR can matter when you sell a home. Finally, we explore why mold health concerns are being discussed more today, why there’s no single universal “too much mold” number, and how humidity and climate in places like Dallas, Houston, and Austin change what’s normal.

If you found this helpful, subscribe, share it with a homeowner or property manager, and leave a review with your biggest mold question so we can tackle it next.
