  • SE3EP9 - Is Trust Structures Still The Best in 2026
    28 Oct 2026

🚨 CONTROVERSIAL OPINION: Family trusts are becoming one of the most OVERHYPED ways to hold residential investment property.
    I said it.
For the last 20 years, every property seminar had the same advice...
"Just buy it in a trust."
    Asset protection.
    Income splitting.
    Bucket company.
    Rinse and repeat.
But after the May tax changes...
I'm starting to think most everyday PAYG investors are overcomplicating their lives.
    Here's why.
    Trusts now face:
    ❌ Higher setup costs.
    ❌ More accounting.
    ❌ More paperwork.
❌ Higher land tax in many states.
❌ And from 2028, discretionary trust distributions are expected to face a 30% minimum tax rate.
    Meanwhile...
The average investor is buying ONE investment property worth $700k-$1m.
    At that level...
Is a trust really giving you enough benefit to justify the complexity?
Or are accountants and property spruikers still recommending strategies that made sense 10 years ago?
    Maybe the boring answer...
    Buying in your own name...
...is becoming the smarter play again for most Australians.
Watch this vid to decide... 😬

  • SE3EP8 - How to Pivot Your Property Strategy in 2026
    21 Oct 2026

You can spend the next six months complaining about the May Budget...
Or you can spend the next six months adapting to it.
The market doesn't care how unfair the rules are. It rewards the people who understand them and adjust.
In this video, I break down how I'd pivot after the May Budget changes, where I think the opportunities are now, and the strategies I'd be looking at instead of trying to force the old playbook to work.

  • SE3EP7 - The Renovation Mistakes in 2026
    18 Oct 2026

🚨 The biggest renovation mistake Aussies make?
Spending $30K... to add $15K in value.
    Congratulations.
You just gifted the next owner a free $15k.
    Last year, someone asked me:
"Q, should I spend about $30k before selling?
    New kitchen.
    New bathroom.
    Fresh carpets.
    Tidy up the backyard."
    Sounds smart, right?
    Until we ran the numbers.
    10 minutes later...
    The renovation budget disappeared.
Because the problem wasn't the tradies.
It wasn't the real estate agent.
It was something called overcapitalising—and it destroys more wealth than most people realise.
In this video, I break down:
❌ Why luxury kitchens often don't make their money back.
❌ Why expensive outdoor entertaining areas are usually a terrible investment.
❌ Why younger buyers secretly hate your brand-new carpet.
❌ The difference between renovating for YOUR lifestyle versus renovating for PROFIT.
❌ The exact upgrades I'd spend money on if I were selling tomorrow.
    The truth?
Most profitable renovations are incredibly boring.
    Paint.
    Lighting.
    Styling.
    Minor cosmetic improvements.
    Property makeup.
    Nobody notices great makeup.
They just think the person looks fantastic.
Property works exactly the same way.
Watch the video before you accidentally donate tens of thousands of dollars to the person buying your house. 👇
