Buying property in Nigeria is not the hard part. Knowing who to believe is.

Steeped in Real Estate is a weekly conversation about the Nigerian property market, hosted by Winifred Ogiugo and Valentine Uzor. Winifred spent fifteen years in real estate technology and product before moving from Canada to Lagos, and now advises diaspora and premium buyers through Lux Legacy Realty. Valentine is the founder and CEO of Bushman Africana Real Estates, with six years selling and building in the Nigerian market. Every Friday they work through the things buyers actually get stuck on: what a C of O proves and what it does not, how to verify a developer, what off plan really commits you to, how to buy from Toronto or London without flying in, and where the money quietly gets lost.

No hype, no guaranteed returns, no pressure. Just the questions a careful buyer should be asking, answered on the record by people who do this work daily.

Recorded at The Pod by Lux Legacy, Lekki Phase II, Lagos. New episodes every Friday.

  • Lagos Flooding, Eko Atlantic & Real Estate Trends
    4 Sep 2026

Hey! I'd love to hear your thoughts, send me a voice note.

Lagos has had a turbulent few weeks — flooding, development debates, infrastructure questions and another round of conversations about what is really happening in the city’s real-estate market.

In Episode 2 of Steeped in Real Estate, Winifred Ogiugo and Valentine Uzor unpack Lagos flooding and ask where responsibility really sits: government planning, developers, citizens, climate pressures — or all of the above.

They discuss the importance of Environmental Impact Assessments, the Lagos-Calabar Coastal Road, drainage and storm-water planning, public waste infrastructure and the debate surrounding Eko Atlantic and the Great Wall of Lagos.

The conversation then moves beyond flooding into Nigerian real-estate trends: C of O misconceptions, land-title verification, the need to digitize land records, diaspora investment opportunities, gaps in the Nigerian economy, rent affordability and the question of whether governments can — or should — regulate real-estate prices.

This is a wide-ranging conversation about the problems, opportunities, and uncomfortable questions shaping the Nigerian property market today.

  • Steeped in Real Estate Ep. 1- Nigeria Real Estate: Agents, Developers, Due Diligence & Diaspora Buyers
    28 Aug 2026

Hey! I'd love to hear your thoughts, send me a voice note.

In the first full episode of Steeped in Real Estate, Winifred Ogiugo and Valentine Uzor sit down for a wide-ranging conversation about the Nigerian property market — the good, the gaps, and the conversations buyers need before they invest.

They unpack agent responsibility, buyer education, due diligence, developer accountability, land-title risk, Lagos flooding, construction standards, property insurance, buyer protection and the loosely used idea of a “direct mandate.”

Winifred also shares a personal lesson from her early years in Canada that changed how she understood homeownership and leverage. The hosts compare aspects of the Canadian and Nigerian real estate systems, discuss the rising expectations of diaspora buyers, and explore how property connects to tourism, business, schools and the wider urban economy.

If you want to understand Nigerian real estate beyond the sales pitch, pull up a chair.

  • Real estate in Nigeria is bigger than buying and selling property. 🏙️🇳🇬
    27 Aug 2026

Hey! I'd love to hear your thoughts, send me a voice note.

Real estate in Nigeria is bigger than buying and selling property. 🏙️🇳🇬

It sits at the intersection of diaspora remittances, rapid urbanization, investment, jobs and the wider service economy — which is why understanding the sector means looking far beyond the price of land.

In this conversation, we unpack why Nigerian real estate continues to attract so much capital and the role it plays in the country’s broader economic story.

    But here’s the real question:

Are we building a real estate market that creates lasting value — or simply chasing the next development?

Tell us what you think in the comments. 👇🏾
