  • Using AI To Build More And Work Less With Dr. Rachel Gainsbrugh
    21 Oct 2026

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲.

💡 What if AI could do more than help you think faster and actually start doing the work for you?

In this episode, Dr. Alex welcomes back Dr. Rachel Gainsbrugh, pharmacist turned real estate investor, entrepreneur, and AI strategist. Since her first appearance on the podcast, Rachel has gone much deeper into building AI systems that help healthcare professionals, investors, and business owners reduce administrative overload, manage real estate more efficiently, and buy back their time.

Rachel explains how AI has evolved from a tool you chat with into something far more useful: a proactive assistant that can help triage inboxes, surface important tasks, research deals, monitor properties, analyze competitors, create content, and support day to day business operations.

    🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻:
✔️ How AI is shifting from chatbots to proactive digital assistants
✔️ How physicians can use AI to reduce email, calendar, and household admin overload
✔️ How Rachel uses AI for real estate deal flow, comps, market research, and STR operations
✔️ Why AI can help with guest messaging, maintenance coordination, pricing, and marketing
✔️ How to avoid tool fatigue and the “switching tax” of constantly chasing new platforms
✔️ Why founders should focus on AI systems that save time, save money, or make money
✔️ How Rachel built in nine days what she had previously been quoted $250,000 and nine months to develop

    🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀:
✅ AI is no longer just a brainstorming tool. The real opportunity is letting it complete meaningful work.
✅ Small administrative tasks add up fast. Reducing that mental load can create enormous leverage.
✅ Do not build AI systems just because they are interesting. Build them to solve a real bottleneck.
✅ You do not need every new tool. A few powerful platforms used well can beat constant switching.
✅ AI can dramatically speed up real estate research. Let it gather the data so you can make better decisions faster.
✅ Automation should support your judgment, not replace it. Stay in the decision seat.
✅ The goal is not to use AI to become busier. The goal is to buy back time and build a business that depends less on you.

One of the biggest themes in this episode is that AI can help eliminate what Rachel describes as “death by a thousand admin cuts.” AI can increasingly handle the repetitive work so you can focus on higher value decisions.

If you are a physician, investor, or entrepreneur who wants to use AI in a practical way without getting lost in endless tools and automation rabbit holes,

  • Scaling From Single-Family To Multifamily Real Estate Investing With Dr. Brendan Miner
    14 Oct 2026

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲.

💡 What if real estate could help you practice medicine because you want to—not because you have to?

In this episode, Dr. Alex is joined by Dr. Brendan Miner, a diagnostic radiologist and multifamily real estate investor based in Florida.

Brendan shares how his real estate journey started with something simple: buying a beach condo for his family and renting it on Airbnb when they were not using it.

Over time, he began seeing something important. The real estate was appreciating, generating income, and performing better than some of the other investments he had made.

That experience eventually pushed him to lean further into real estate, get his real estate license, move into larger multifamily investments, and ultimately reduce his radiology schedule to part-time.

    🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻:

✔️ How Brendan went from short-term rentals to multifamily real estate
✔️ How multiple tenants can help protect NOI when occupancy drops
✔️ Why 75- to 125-unit properties can create better operational efficiencies
✔️ Why economic diversity matters when choosing a market
✔️ How population growth, new supply, rent growth, and employment drivers affect underwriting
✔️ Why physicians should understand the difference between cash flow and appreciation strategies
✔️ How tax benefits can play a role in real estate investing and why they should never be the only reason to buy a deal
✔️ Why many physicians may be better off starting as limited partners rather than trying to become operators immediately

    🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀:
✅ Multifamily gives you scale. 100 tenants means one vacancy does not take your income to zero.
✅ Do not just chase a “hot market.” Population growth, job diversity, new supply, and rent growth matter more than hype.
✅ Today’s multifamily market rewards patience. Underwrite for five, seven, or even ten years, not a quick flip.
✅ There is no perfect deal. Every investment has a weakness. Your job is to know what has to go right and whether the upside justifies the risk.
✅ Tax benefits are powerful. Depreciation does not automatically erase your physician W2 income. Know the rules and talk to your CPA.
✅ Real estate does not have to replace medicine. It can simply make medicine optional enough that you practice on your terms.

  • Investing in Needs-Based Real Estate With Dani Lynn Robison & Dr. Binit Shah
    7 Oct 2026

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲.

💡 What if earning $300,000, $400,000, or even $500,000 a year still doesn’t make you financially free?

In this episode, Dr. Alex is joined by Dani Lynn Robison, Founder and CEO of Freedom Family Investments, and Dr. Binit Shah, practicing physician, real estate investor, and co-author of Prosperity Rx: The Physician’s Guide to Financial Liberation, Passive Income, and Building Generational Wealth.

The conversation starts with a simple but important distinction: Income is not wealth.

Physicians may earn extraordinary incomes, but years of delayed gratification, student loans, lifestyle inflation, taxes, and dependence on clinical income can still leave them feeling financially trapped.

The goal is not necessarily to quit medicine, but to create enough financial freedom that you can practice medicine because you choose to—not because you have to.

    🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻:

✔️ Why a high physician income does not automatically translate into wealth
✔️ Why defining your “what” and your “why” should come before choosing an investment
✔️ How physicians can transition from operators to allocators of capital
✔️ Why “passive income” is really a spectrum rather than something completely passive
✔️ What questions to ask before investing with a sponsor or operator
✔️ How to start investing without putting too much capital into an unproven relationship
✔️ Why tax planning, insurance, and asset protection are part of building wealth—not separate from it
✔️ How physicians can avoid FOMO, shiny object syndrome, and the pressure to financially “catch up”

    🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀:

✅ Income does not equal wealth. Your salary is only one lever in building long-term financial independence.

✅ Financial freedom is often about buying back time.

✅ Know what you want before choosing investments. Your ideal portfolio should be built around your goals rather than whatever opportunity happens to land in your inbox.

✅ Passive investing still requires work

✅ The operator is often the investment.

✅ Ask about the bad deals.

✅ Start small. Dani recommends experiencing an investment relationship with $25,000 or $50,000 before committing significantly larger amounts of capital.

✅ Return on life matters as much as return on investment.

If you are a physician earning a great income but still feel like your lifestyle depends entirely on the next clinical paycheck,
