  • Texas Rentals: 0 Deals Cash Flow at 7.625% — Arkansas Still Does With 5% Down
    14 Oct 2026
Send us Fan MailMyka had Claude build a dashboard in about five minutes: every 2016-and-newer 3-bed, 2-bath-and-up house for sale in his Arkansas and Texas markets, run against HUD rents at a 7.625% rate. On the Arkansas side the screen is mostly green — a 2018-built four-bedroom in Jacksonville, right by the Air Force base, listed at $175,000 after 111 days on market, cash flows $526 a month over the payment at sticker price, and still works at 5% down. Then he flips it to Texas and the whole screen goes red. In Grand Prairie: 28 listings, and zero that cover their own mortgage, taxes and insurance — with HOAs already filtered out. Raw, uncut and solo this week.Episode 354! Myka is on his own for a late-night one about a market that is shrinking, not crashing — he walks back last week's word and says prices are correcting to COVID levels. Wholesalers are sending deals with a contractor already attached. Texas property taxes on top of the Fed's hike are killing the numbers, which is why he 1031'd out of Texas into Arkansas. Why you have to be a sniper now instead of throwing buckshot, why a midterm-only buyer still needs to be where short-term is allowed, and what happens if midterms slow down: insurance clients, and the house they want — 3/2 or 4/2, fenced yard, garage. Then home ownership turning into a luxury and the $200K-a-year debate, why new builds with no garage are off his list, lowballing $175K down to $150K and sending 20 to 40 offers a day, the neighbor with a 3% rate who can undercut you, Arkansas's ADU-by-right law and 10,000 square foot lots, the property that did $70,000 its first year, sub-to deals, and the 2-1 buydowns catching first-time buyers.MENTIONED IN THIS EPISODEBooks• Profit First — Mike Michalowicz (how Myka sets aside vacancy and capex)People• David Greene and Brandon Turner, former hosts of the BiggerPockets podcast — the 2-1 buydown warning• Shout-outs: Steve "Stevie Stacks" and MahoganyTools & programs: Claude (the deal dashboard), HUD rent data, Redfin, Navy Federal's second-home loan (Myka's tip: 5% down, no PMI — confirm current terms with them)CHAPTERS0:00 Cold Open0:38 Deals Are Shrinking, Long-Term Cash Flow Is Dying1:18 Wholesalers Sending Deals With a Contractor Attached1:44 Texas Property Taxes Are Killing the Deals2:18 A New Build Sitting 311 Days in Arkansas3:12 Buy Where Short-Term Is Allowed, Even for Midterms3:49 Be a Sniper With Your Deals, Not Buckshot4:38 Texas: Rough for Investors, Different If You Live Here4:59 Why Myka 1031'd Out of Texas Into Arkansas5:18 Not Crashing — Correcting to COVID Levels6:26 $20K Off Isn't a Discount — Check the Cash Flow6:55 If Midterms Take a Hit: Insurance Clients7:31 The House They Want: 4/2, Fenced Yard, Garage7:53 "Home Ownership Is Turning Into a Luxury"8:16 $200K a Year to Live Comfortably in Texas?9:51 If Your Realtor Won't Lowball, Get a New One10:24 The Claude Dashboard: Arkansas vs Texas10:57 Arkansas: Built 2018, 111 Days on Market11:44 Cash Flow All-In vs PITI Only12:15 Using HUD Rents as the Floor13:17 New Builds With No Garage Are Off the List14:03 Jacksonville, Arkansas: Right by the Air Force Base14:56 Tip: 5% Down on a Second Home, No PMI15:29 Send 20, 30, 40 Offers a Day16:18 Build This Dashboard in Claude in 5 Minutes16:56 Lowballing $175K Down to $150K17:28 Why So Many Yards Have No Fence17:44 Duplexes: The Cash Flow Is Thinning Too19:05 Flip to Texas: Everything Goes Red19:51 Grand Prairie: No HOA, Short-Term Allowed20:28 A $4,426 Payment vs $5,500 Midterm Rents20:44 The Neighbor With a 3% Rate Can Undercut You21:46 Arkansas ADU by Right on 10,000 Sq Ft Lots22:16 $70,000 in Year One22:51 Will Texas Ever Go Big on ADUs?23:36 What Still Works in Texas: Sub-To24:08 2-1 Buydowns Are Catching First-Time Buyers25:01 Fan Mail and Where to Find UsSupport the showWork with us. • $220 a Month on AI Makes $10K — But Kids Shouldn't Touch ChatGPT Until 18
    7 Oct 2026
Send us Fan MailMyka pays $220 a month for AI — $200 for Claude, $20 for ChatGPT — and says it can bring in about $10,000 a month. The proof is specific: he photographed a page of Vivian Yip's The Frictionless MTR System, told Claude to apply her step-up minimum-stay method, and it pulled the PriceLabs data and set it up without him — one-night stays for the next three days, then three nights, then seven, then 14, climbing to 30. A two-night booking landed the same day a midterm guest checked out. On his mom's property, the same pricing turned one cancellation into $13,000 in about three days. Then Steve asks whether his daughter should be using AI, and the guy who builds with it every day says no: no generative AI until 18, and his own son isn't allowed on ChatGPT.Episode 353! Steve is reading Sam Walton's autobiography and it explains his whole model: he'd rather be the Walmart of rentals than the Neiman Marcus — a 3/2 furnished for $5K to $7K, priced under the competition, run at volume for workers and families. From there: why guests keep stripping the mattress covers (buy the zippered ones), owner-finance sellers asking 9 to 10% with 20% down after the Fed hike, the BetterLife Podcast debate over whether wholesaling should be regulated, the Texas rule that sent Steve's owner-finance purchase through a third-party approval, wholesalers who rip off grandma and why Myka got licensed anyway, the PadSplit host who became a top agent by accident, and why neither of them will manage an MTR-only house in an HOA. Then lowball offers and realtors with "commission breath," whether small 3/2s work as midterms in DFW, "Claude is AI with dementia," the $40-a-month starter stack, NIL and why Dabo Swinney is the cautionary tale, getting your rent reduced at renewal — and Myka's call that the Texas real estate market is crashing, with an offer on his own listing coming in $150K under ask. Plus Airbnb's winter release: 3D floor plans, dynamic pricing and smart setup.MENTIONED IN THIS EPISODEBooks• Sam Walton: Made in America — Sam Walton's autobiography (what Steve is reading)• The Frictionless MTR System — Vivian Yip (what Myka is reading; the step-up minimum-stay method)• Profit First — Mike Michalowicz (the profit-first numbers Myka has AI rebalance each month)Podcasts & shows• The BetterLife Podcast — the "should wholesaling be regulated?" debate• BiggerPockets — the forums where Myka and Steve started out• Cam Newton — on NIL and the transfer portal• Mark Simpson — the Airbnb winter release rundownAlso mentioned: I, Robot (the Will Smith movie)Tools: Claude, ChatGPT, PriceLabs, Stripe, Plaid, Monday.com, Slack, ClickUpCHAPTERS0:00 Cold Open1:21 What Sam Walton and Jerry Jones Have in Common2:58 Sam Walton's Playbook: Small Margins, Big Volume4:13 "I'd Rather Be the Walmart Than Neiman Marcus"5:13 DFW Long-Term Rental Numbers Don't Work6:03 Furnishing a 3/2 for $5K to $7K6:36 Know Your Guest: Housing Miners and Workers8:46 Guests Keep Taking Off the Mattress Covers10:56 Did the Fed Hike Change Seller-Finance Rates?12:12 Should Wholesaling Be Regulated?13:06 The Texas Rule on Repeat Owner-Finance Sellers17:01 Wholesalers Who Rip Off Grandma19:27 Why Myka Got His License20:14 The PadSplit Host Who Became a Top Agent21:19 The Bad STR Advice Realtors Give22:49 Why Steve Won't Manage MTR-Only Homes24:06 Myka's Management Rules: No HOA, STR Allowed25:38 Lowball Offers and "Commission Breath"26:45 Getting to the Owner When a Listing Expires29:12 The Furnished Airbnb for Sale by the Stadium30:00 Do Small 3/2s Work as Midterm Rentals?34:01 New Builds on Arlington's Rough Blocks35:15 $220 a Month on AI, $10K a Month Back36:06 Vivian Yip's Step-Up Minimum-Stay Method37:22 Claude Pulled the PriceLabs Data Itself37:45 ChatGPT Thinks, Claude Does40:37 "Claude Is AI With Dementia"41:12 Monday.com, Slack and the Switch to ClickUp43:40 Where a Beginner Should Start With AI47:23 Generative vs Agentic AI49:28 Guardrails: How Much Access to Give AI50:02 $13,000 in 3 Days From Cancellations51:11 Should Kids Be Using AI?52:21 "They Should Be 18 Before Generative AI"56:26 NIL, Dabo Swinney and Adapting or Losing59:58 Negotiate Everything Right Now1:03:30 "The Texas Real Estate Market Is Crashing"1:05:26 Airbnb's Winter Update: 3D Floor Plans, Dynamic Pricing1:08:53 Where to Find UsSupport the showWork with us. • Buy a Quad, Live in One, Repeat — 20 Doors in 5 Years
    23 Sep 2026

    Send us Fan Mail

Myka's advice to anyone starting today: buy a two-bed one-bath quad, live in one unit for a year, then go buy the next one. Four units still falls under single-family financing. Do that five years straight and you're sitting on 20 doors before year six — and interest rates stop mattering to you.

Episode 352! A Friday night one. The Feds hiked rates, houses are sitting, and Myka and Steve get into what you actually do about it: seller credits that hand you $30K back at closing, getting a seller to carry 60 grand at 0% behind a DSCR loan, and how Steve structures balloon payments so he can extend if rates never come down. Then Steve tells the Ashley Hamilton story — buying $500 houses in Detroit off tax returns when everyone said don't invest in Detroit. Plus: why insurance and ALE tenants are the closest thing to a recession-proof guest, midterm reservations getting cancelled in Hawaii and Arkansas, why a single-family rental is a single point of failure, Myka's new-build construction loan and the containerized duplex, the "firewall agents" blocking every seller-finance offer, and a real AI workflow — letting ChatGPT supervise Claude, and Claude building a contracts app in the background while they record.
