    28 Sep 2026

Private lending isn't just about collecting interest. It is about understanding the mechanics of commercial real estate deals.

Most investors look at a property and see a price tag. David Befort looks at the same deal and sees the financial infrastructure underneath. We discuss the current landscape for investment-grade commercial real estate, specifically why office rental properties and strip malls are crossing his desk right now.

This isn't theory. We break down how capital flows in these transactions and what it takes to secure your position as a lender rather than just a buyer. If you want to stop chasing retail deals and start understanding how professional lenders evaluate risk, this conversation is the baseline.

  • Why He Stopped Relying on Traditional Retirement Accounts
    14 Sep 2026

What if your 401k is not your money at all? Travis Fairbairn makes the case that your retirement funds are effectively "in jail," and that realization changed everything - from liquidating his account, to rethinking how wealth is built, controlled, and deployed.

In this conversation with David Befort, Travis shares the moment he tried to access his 401k and hit a wall, how that frustration led him down a path into private lending, and why he now cares far more about the back end of finance than the front end most people obsess over.

If you've ever wondered why banks seem to win no matter what, or why passive income in real estate often isn't passive at all, this episode will change the way you think about money.

    LEARN FROM TRAVIS - https://30west.us/kindling

    WHERE TRAVIS HANGS OUT https://www.skool.com/ibc-community-7282

    You'll discover:
Why Travis says a 401k is "money in jail" and what that really means
How banks make far more than the interest rate consumers see
Why notes can be more powerful, and more passive, than owning property
How real relationships and reputation beat cold outreach and social-media hype
What it takes to build a team, set up systems, and stop trying to do everything alone
David and Travis also unpack the difference between front-end real estate investing and owning the debt structure behind it, plus why the best operators understand both sides of the transaction. Travis breaks down how he got started in real estate, why networking became his unfair advantage, and how he built a private lending community around notes, operators, and trust.
This episode is for investors, pilots, entrepreneurs, and anyone who wants more control over their capital and more freedom in how they use it. If you're tired of the same old "buy a house and hope" mindset, you'll want to hear this one.

  • He Gave Up Flying Fighter Jets to Lead People #009
    7 Sep 2026

Retired Air Force Colonel Langdon Root on military leadership and the hard choices that define a career.

Langdon Root spent twenty-six years in the Air Force, rising from the cockpit to leading organizations of nearly three thousand personnel. At the ten-year mark, he made a decision that surprised his peers: he stopped flying. It wasn't because of outside pressure, but a realization that his path needed to change. We discuss what that kind of command experience teaches you about people, the weight of responsibility, and why the most important part of the job is often what happens on the ground.

We break down the shift from the rigid structure of the service to civilian transition. Mentorship isn't just about giving advice; it is about empathy and understanding the people you lead. Langdon shares how he navigated six combat deployments while maintaining a focus on the human side of military leadership. This is a conversation about the principles that hold up long after the uniform comes off.

  • Personal Branding: Building a Unique Million-Dollar Business from Scratch
    31 Aug 2026

Seventeen years, two business models, and a case against the advice everyone gives you: that you have to be just one thing.

Everyone in the personal brand space tells you to niche down and pick one thing. Willa
Kammerer thinks that's backwards — and she's built two businesses proving it.
    She started
freelancing straight out of college, has never had a job, and seventeen years later runs
FIRESTARTERIX, where she rebuilt a client base of a handful of large accounts into more
    than a hundred.
In this conversation she and David get into why the complexity is the
thing that magnetizes people rather than the thing to hide, how to unify separate ventures
under one personal brand when they look nothing alike, why you should build the brand
around who you're becoming instead of who you are right now, and why the most polished
funnel in the world won't sell anything that doesn't sound like you.

She also gets honest about the part most people leave out. Willa became a single mom when
her son was eight months old, and the business she'd already spent a decade building was
what made that decision possible at all — not savings, not a rescue plan. The system.
Building a seven-figure agency requires resilience and autonomy. Learn how to scale a business while navigating life as a single mother.

  • Why Rate of Return is the Wrong Question
    24 Aug 2026

What's leaking out of your financial life right now? Most people can't answer that — because no one's ever asked them the question.

My guest today spent 35 years teaching financial professionals the exact questions that change that. Trent Fortner was my first business coach in this industry, seven years ago, and what I learned from him helped lay the foundation for everything I've built since. He's a coach, speaker, and founder of the Game Time Coaching Program, and he's helped advisors across North America build seven-figure practices — not through better math, but through better questions.

We get into why chasing performance without protection is a losing bet, what a 401(k) actually costs you that no one explains upfront, and why whole life insurance and the Infinite Banking process are the defense that makes everything else possible.

    About Trent Fortner:

Nearly 40 years in financial services. Founder of the Game Time Coaching Program, coaching advisors on practice-building, client communication, and the IBC process. Author of What Would It Take.

  • Doing Your Own Books Is Costing You: Bookkeeper vs Accountant vs CPA #004
    17 Aug 2026

Should you do your own bookkeeping? Accountant "Coach Christina" Conover-Merrill explains the difference between a bookkeeper, an accountant, and a CPA, why cash in the bank isn't profit, how much to set aside for taxes, and when a business owner should stop doing their own books.

A bookkeeper records your transactions, an accountant analyzes what those numbers mean, and a CPA is licensed to protect the public — and, contrary to what most owners assume, a CPA does not automatically know more than a good accountant. Christina explains why money in the bank is not the same as profit (your P&L and your cash flow are two different stories), why most CPAs only look backward while proactive tax planning looks forward, and roughly how much of every dollar a business owner should set aside for taxes. She and David also get into why AI still can't be trusted to run your books unsupervised, and the hard discipline of knowing when to walk away from a business that isn't working.
