  • #345: The Promises You Make to Your Buyers
    25 Oct 2026

    Summary

Checklists are promises. Every checklist in your business is a promise you make to a client and the validation that you kept it. In Episode 345, we stay in Pillar 4 of Take Flight, Standard Operating Procedures, and build the buyer side of the transaction, from the first conversation all the way through post-closing. I share the exact AI prompt that builds a first draft of your buyer SOP in four sections, writes every step as a promise to your buyer, and leaves the rows that depend on your personal standards for you to finish. Build it in a spreadsheet first, then move it into your transaction software or CRM. The full prompt is in this week's Take Flight Weekly.

Then I open up 28 years of what I know about buyers. Buyers move in herds, driven by either the fear of missing out or the fear of overpaying. They start with lifestyle, then location, then the home, and I share how a morning walk on the beach with our dog decided where my wife and I would live. We talk about keeping buyers anchored to their top wants and needs instead of the financials, why I watched my client's face instead of the property every time we walked through a door, and why you memorialize your advice in writing when a buyer falls for a home you believe is the wrong fit. You are their advisor, not their financial consultant, and the best question in a multiple offer is a simple one: how will you feel if you lose this house?

We also talk about boundaries. Every buyer represents roughly 100 hours of your time, so underwrite them the way a bank underwrites a loan before you sign a buyer representation agreement. If it is not a hell yes, proceed with caution. I share why the warm list is one of the best investments you can make, the showing etiquette that protects your buyer in every property, and the hundred dollar thank you that turned into years of shared business between two advisors. When all things are equal in a multiple offer, your reputation with the other advisors in your market is what wins.

Finally, post-closing. The transaction does not end at the closing table. It ends when your buyer is settled into the home. Remarkable experiences get remarked about, and they turn buyers into clients for life, into referrals, and into your future listings. You cannot deliver that from memory. Get it out of your head, write it down, and make it better after every single transaction. That is operational excellence, and it is how you build a business around a life. Leash up the dogs, grab the coffee, and hit play

  • #344: The Promises You Make to Your Sellers
    18 Oct 2026

    Summary

Every listing you take costs you at least 50 hours. Most take 100 to 150. If your seller process lives between your ears, something is going to fall through the cracks.

Last week we called checklists what they really are. They are promises you make to your clients, and proof that you kept them. This week we take that to the listing side. We walk the full seller journey, from the first conversation to the follow-up after closing, and we build it into Pillar 4 of Take Flight, Standard Operating Procedures.

    What you will take away:

    • The four stages of every listing: lead acquisition to signed agreement, listing launch to contract, contract to close, and post-closing
    • Why your SOPs belong in your listing presentation, and how sellers who run their own businesses respond to a defined process
    • The three Ps that have to go right: property, people, and price
    • One clause to write into the listing agreement before a seller insists on starting high
    • Why it is a listening presentation, not a listing presentation
    • How to tell a true seller from an owner, using an honest conversation about opportunity cost
    • The AI prompt that builds about 80% of your listing side SOP in one sitting

Overpriced listings cost you more than time. They cost you your reputation.

Next week: the buyer side checklist.

  • #343: Checklists are the Promises You Make Your Clients
    11 Oct 2026

    Summary

Every listing you take and every buyer you represent comes with promises. Most advisors keep those promises from memory. In this episode, we officially open Pillar 4 of Take Flight, Standard Operating Procedures, and I make the case for why running your transactions from memory is the most expensive habit in your business, even if you never miss a date.

I share the story of a coaching client representing a seller in a summer transaction. A young family had the house under contract, the kids already picking out bedrooms before the new school year, with one contingency left to clear. A cash backup offer was waiting in the wings. The lender cleared the buyer to close, but the buyer's agent had a busy summer, forgot to send the notice, and the contingency date passed. The seller moved on to the backup offer. One forgotten email cost a family their home. Nobody is good enough to remember everything, and the advisors who manage to are paying for it at 2 a.m., running a mental checklist instead of sleeping.

Here is the line I want you to hold onto: checklists are promises you made your clients in advance, and validation that those promises were kept. When every transaction runs through a system, clients start telling you how easy you made it feel. That compliment is your opening. I walk you through how to receive it and let your clients know you are open for business, and why one successful closing that turns into two referrals can triple your production. I also lay out the four stages of every buy side and list side transaction: lead acquisition to signed agreement, launch to contract, contract to close, and post-closing.

Your commitment this week is simple. Make building your SOPs part of your 2027 business plan. Take one buyer or one seller all the way through, from first lead to post closing, and get every step out of your head as you go. Then build in a 15-to-30-minute review after every closing so the system keeps getting better. Over the next few weeks, we go deep on the buy side and the list side. Grab your coffee, leash up the dogs, and let's build a business that runs on standards instead of memory.
