The seller credit that wiped his down payment and toppled his life
In this episode we follow the purchase of a dental practice on Delaney Street and the paperwork trail that didn't add up. It covers the closing on February 7, 2019, the buried seller credit, a post-closing appraisal, and the hidden private loan that complicated ownership - how did routine trust and standard procedures fail?
Person: Roger Mast
Person: Diane Norris
Person: Person: Patrice Holloway
Date: Closing February 7, 2019
Location: Delaney Street
- Roger Mast wired $480,000 as his down payment in late January 2019 and closed on the property February 7, 2019.
- The closing disclosure contained a Seller Credit of $96,000 on page four with no addendum or explanation.
- The bank appraisal required by the lender was dated February 12, 2019 - five days after the closing and funding.
- Diane Norris owned the dental practice through a holding company and had handwritten margin notes referencing a promised refinance: "D says refi coming, will clear."
- Norris had a separate $90,000 private loan from Patrice Holloway that was not recorded with the county and predated Roger's purchase.
